We've just about gotten everything ready at the stables/arena and are hoping to have our open house this summer.
Any advice would be appreciated. :D We plan on offering boarding as well. I would like to get some ideas on the going rates for boarding with use of the arena. We have a small 4 stall barn that was our first barn that we could rent out as well. A lady called last evening inquiring about the cost of renting that barn for two horses with pasture... and when my mom told her $200.00 a month... the lady quickly let her know how she could never pay that much. :roll: Is that too unreasonable?

$125 Pasture board is the minimum here. Up to $550 full board. 2 stalls and pasture if they feed and care for their horses daily. should cost them 3 to 4 hundred. More if the barn and pasture is going to be their private use

What you can reasonably charge _really_ depends on your area and the conditions/circumstances... You need to check with other stables locally. What goes for $600 in one area could easily be $150 or less elsewhere....

Yep, depends on area, type of facility ect..
I am paying $160mo each for 3geldings pasture (that is reasonable here, most places are $200 plus, I was lucky!)
included:
2x's a day feed
pasture grazing in summer, round bale 100% of time in winter.
Water 100% access
use of indoor and outdoor arena
round pen use
trailer parking...
DOES NOT INCLUDED
vet bills of any kind
ferrier
worming ect
that is all on my own...

I charge $250/month (no multi-horse discount) and that includes feed twice daily, hay year round, mineral block in each field, basic hoof trimming, paste de-worming (4 x year), wash-rack use and trailer parking. I have stalls but I leave them all out 24/7 except during bad weather or unless they need to be kept in briefly. If they don't use my farrier, on my schedule, the hoof trimming is their responsibility. It's just a little perk I include to stay on my farrier's good side. :D
If a boarder has one that can't be kept with others, has special needs, that they want stalled, etc., I'll charge $300+/month for the extra work and effort. I'm pretty cheap - most places around here start at $300 and don't include hoof trimming/de-worming.

We charge $400 per month which includes
1. Vet on call 24 hours a day
2. Farrier on call 24 hours a day
3. All feed and hay. All horses under 18 years of age are fed Omelene 100 and all over Equine Senior. This also includes carrots and apples at each feeding.
4. Access to fresh clean water 24 hours a day. Stock tanks washed out daily.
5. 15 feet by 24 foot stalls at night
6. Turnout at least 8 hours per day
7. All horses put in roundpen for 1 hour a day for exercise.
8. Horses fed at 7 am and 5 pm daily
9. Free access to hay from 10 am till 12 noon and 2 pm until 5 pm.
10 All horses checked daily for hoof problems or medical problems.
11. Owner immediately notified of any problems with their horse within 1 hour of discovery of the problem.
12 Insurance required by owner on all horses.
13. If horse boarding is not paid within 90 days of notice horse will be sold under authority of stableman's lien.
!4. Not responsible for horses injured by other horses. While safety for your horse is most important we turn out your horse with ones you agree upon.
15. Your horse trailer may be parked at our ranch.
16. If we must use any medications of our own, i.e. Bute, Banamine, vet wrap, leg wrap, or anything used for emergency care, etc all we ask is that you replace whatever is used at your expense.
This are just the basics, we require a contract be signed in ABSOLUTE....simply put there is no other.

rough board around her runs $150 to $200 per month. That is just the stall or run in shed, all work, feed and anything else is up to the owner. Full board in a back yard situation can run $350 to $400. That would be stall, feed, bedding. For a boarding stable with indoor, you are probably talking $600 to $1,000. But as someone said, different parts of the country will have different rates, depends what the market will bare.

Forgot to add
Any horse that requires to be stalled all of the time, the stall is cleaned at 7 am, 10 am., 2 pm, 5pm and 9 pm. So stalls are cleaned 5 times every day
Here the board is 165.00 includes turn out in pasture during day, stall at night. Hay and grain 2x a day, water 24/7, stalls stripped once a week. They have an outdoor ring and round pen. And lots of trails to ride onl. We pick our stalls every day, we pay for worming, farrier and vet. They will call if they notice anything wrong with your horse. I turn the horses out every day, so I get a discount on mine.
Another local place runs 200.00 a month and they pick stalls every day, feed, turn out, have indoor and outdoor ring. They set up times for vet and dentist, but same otherwise as where we are.
Just to compare 2 places in same area, depends on what you have to offer too.

Pasture board which may or may not include shelter or feeding if you furnish the feed goes for $75.00 per month up to $200 with the $200 usually including hay if needed. Stall board is $250 up and again for $250 you probalby have to furnish grain. Our one pasture board furnishes water and rotates pasture and does have shelter for $100 per horse but it's really close to us so we can feed them ourselves easily and we furnish the feed and do everything for the horses. The other one is farther away and again we furnish feed and hay cubes if needed but they feed for us and furnish water but there is no shelter but there is shade and we have fly sheets, turnouts sheets, blankets fly masks etc. A multihorse discount for us $100 per horse. This pasture is not as good as the other one though so they have to be given more feed. We prefer to furnish out own feed because we are very particular about what we feed and how much and also we furnish supplements - daily wormer and MSM and HA for our old mare plus a fat supplement in the winter. It really depends on the amenities. Both our boarding barns have round pends and places to ride. Both have trails that are available sometimes depending on the weather. One has a small and large arena and a knowledgeable show person on site. Both keep a good eye on the horses and can handle emergencies. We used to pay $250 or $300 per horse for stall and turnout including feed and hay but got a discount if we furnished grain which we did. Most barn owners would prefer that they furnish grain because of the experience that the horse owner would forget to get grain. But we don't forget and have boarded at these places for quite a few years so they give us a break.

I have found around here $250 -350 for full board and 150 -250 pasture. It really depends on space and what the owner is willing to do for you when you are not around. One lady is willing to give med to your yours and one man is willing to trim for an extra 20 bucks. The barn I worked at we feed the barn 2 times a day and just threw hay out to the pasture once in the morning. Unless it was winter them they got it twice. We also put blankets and sheets when needed and meds when needed. Our prices were 250 for barn and 150 for pasture. We did the same for the pasture horses that we did for the barn. The only difference was the barn had no pasture time. They were mostly Show horses.

Location IS EVERYTHING. I know that hay, feed, and shaving prices have gone WAY UP in the middle of Florida down (probebly upper Florida as well...) So the price of full board goes up with the rise. At my barn they charge $350 which includes the horse being fed T&A hay and either 10% or 12% sweet feed, Triumph pellets, equine senior, or Safe choice. Plus they all get fed alphalfa pellets. They are fed grain and hay at 6am, alphalfa pellets at 12pm, then grain and hay again at 6 pm. They are in the pastures almost 12 hours a day unless the weather is bad. Also for $350 the horse gets it stall cleaned daily and the feed is bought by the barn managment.
Now for "part board" you pay $110. You have to buy your own feed, and clean your own stall.
The horses shoes are paid by the owner for both boards. So is wormer.
Although with BOTH boards you have access to a large sand arena with lights. A cement wash rack, and the cost of electricity for fans during the summer. Also the barn has automatic waterers...

Rough board at my barn (MA) is $225.00
I take care of my horses......everything except for turn out in A.M.
I also take care of the farm owner's pigs, chickens, and cows....but I'd rather board at a FARM than a stable any day. Its 15 acres, and the horses are basically outside 24/7, all year long.
It is well worth it to me, because most places are full-board and they all start at $500.00 a month. Hmmmm, $450 vs. $1000......lets see....aah, yeah, I think I'll stick with rough board here in the NorthEast, especially since I've boarded at full-board places before, and I was there just as much as my rough-board barn. :-?
