A new house. We have been looking for a while now & haven't been able to find anything we like. Then I came across this:

It is just right down the road from where I live now & OMG, I love it. It is gorgeous!
Has anyone every bought property at auction like this? How does it work? What do you guys think of the property?

Three gas furnaces?
Two-50 gallon hot water heaters?
and an oversized heated two car garage with apartment above?
no wonder they have an underground 1000 gallon tank!
you'll be the propane companies best customer! Grin!

Ok, I am betting that the house with 6 acres will go for around 400K at the auction, maybe more since this area is heating up and it is in such a nice setting. If I had the money, I would snatch it up.
Shoot, I get excited about 10 acres with a live stream...beats the heck out of 2 acres and a decrepit old farm house.
So, ASB - hit the lottery yet? :razz:

Actually in that part of the area, it may not even go for that. We have been looking at 15-20 acres with a house for 350-400k in that area.

I love it. We can be partners. I'll take some land, you take the house. I'll build later. I doubt that it will go for $400,000. $300,000 at the most and maybe cheaper than that with only 6 acres. But I wonder how much the land alone will go for. Unfortunately, I will be in Asheville. :mad: We lived in Ellijay before we moved here and we LOVED it but it was just too far away from my husband's work. And everything else for that matter. If we went ANYWHERE it took an hour to get there and an hour to get back. But it is absulutely beautiful up there. There was not a day that went by that I did not notice the beauty.

Shoot I have been offered 300 for my place here. Think I could turn it over that quick. Maybe I can go for Disability Now that I have been diagnosed with Vertigo. My eyes are going south and my back is gone.

Buy it before the price goes up, up, up! And the brokers and developers are looking at it. If you can swing it, go for it. Land is better than money in the bank around here!

Boyd it's a good thing you ride short horses!! At least if you have a vertigo attack you don't have far to fall! ;-) ;-) ;-) ;-) ;-) I have it also and it's a real pain. I just can't look down when I'm on a ladder etc. Seriously though a tiny tumor in the balance nerve can cause it. The symptom is usually hearling loss in one ear. They diagnose it with an MRI. They can remove it and you can go to balance or vestibular therapy to cure the vertigo also My dad had vertigo and it was amazing how much the physical therapist helped his balance.
Personally I think we should all chip in, buy the entire package of land and house and have start a paso fino owner retirement home!!!

Nancy I am going in Monday to see another doc. I have been going around a month no with what is like a hang over. the last 2 days i have gotten disoriented driving. only for a few seconds but around here that ain't good. I had an ear ache about the time it started also strained my neck so could be an infection or spinal structure. We'll see

Oh wow, that looks SOOOO awesome. I would jump on it in a heartbeat if it were on the west coast. Looks like such a great place. Love the stream, the green, the home everythihng.

Here is what the appraisor for the mortage company says about it:
I've pulled some comps and public records. Tax records have this home
assessed @ $250K and it's usually low. The comparables, not great comps but all I have to work with, the home could come in around $325-$350 depending on the quality of the home's interior finish.

No, I wished they would have. They don't deal in large land loans so they couldn't tell me. I would love to have the whole piece or the tracts that include the barn & house.
When I spoke with the auction company, the house & 6 acres is one tract, & the barn & 17 acres is another tract. I'm not sure about the the other two tracts.
Cindy, you probably know more or less where this place is. If you go towards Ellijay on 52 it is next to all the apple houses. It is about 1/4 of mile off of 52 on the road directly across from Crossroads Grocery. We didn't see any signs on 52 for it, but when you turn off of 52 you will signs on the property.
One note, the auction doesn't look like an absolute auction. Therefore, they do not have to sell the place to the highest bidder if their minimum price is not met (like a reserve on E-bay). Some times an auction like this is more like a marketing thing, I'm sure they expect a regular price (not a give-away). Sure is a nice place though, I agree about wanting the extra land and barn. When I spoke with the auction company, he said that 85% of what they do sells. But he also said that he couldn't give me a guesstimate of what it would go for. That the real estate market was down so people have been getting some good bargains here lately.

I don't know exactly where it is but do know the genereal area. It is very pretty there. Lots of farm land. Rolling hills and pastures with cows. Hmm. May have to take a drive up there. What road is it on? Do you go right or left when headed towards Elijay from here?

You would want to go west on 53 to hwy 183. 183 will run you into hwy 52 (you will stay to the left or it will run back into Dahlonega). You will just go straight out 52. When you cross into Gilmer Co (the line is about 7 miles, I think.. maybe not even that far), the first apple house you come to will be on your left. When you pass that apple house, you will go across a slight hill. As soon as you top that hill you will see a little gas station on the left & that road will be on the right. I would say it is about 10 miles over the county line to that road. If you get to Mac Aaron's apple house, you have just missed the road. That apple house is only about 50 feet past it. I can't remember the name of the road to save my life. But that gas station is the one that has the feed store across the street from it.
Found it, it should be Rackley Road that you will turn onto from hwy 52.
I also just looked at the auction & they have the tracts up now. The house is Tract D and the barn is tract B.

Thanks, ASB. I have driven that route a thousand times. Think I might go take a look. I saw how they had it divided. I wonder if that 73 acres is straight up and down. The one with the barn looks cool. Very interesting.

When we went & looked at it, the 73 acres doesn't look too steep. Especially on the side where the house & barn is. It is just like rolling hills. Very pretty.
