Well Afton is near Jackson Hole.
People forget that in the west most of the land is owned by the Federal Government. Not that much private land around, so the price is pretty high, and the nicer the area, the higher the price.
A friend here's family has a farm outside Afton. They have about 5 feet of snow right now and it's been 32 below zero and zero for a high for the past week or so. Be careful what you ask for. LOL

Yeah, Alpine is south of Jackson, I did a climate reasearch at it is colder there than it is about 500miles north near Republic WA near the canadian boarder.. I have been lookin in the mtns on WA for land, can get 20 acres for $25-$40k, which isnt bad at all, but hard to get electricity too land, going solar I think...
BUT the pictures in the summer are just breathtaking... I could handel winter being I am from MN and am used to winters...
Oh to dream...

Haha...my dear girl, but you are still young ...wait until you get a few years on you and see how you like winter. These last few days have nearly KILLED me...and it was only one WEEK of winter.
Sigh...I am afraid now wherever I shall decide to live out my days will have to be right here or farther south of where I am right now!
Brownsville Texas is starting to sound like paradise to me .... ;-)

I'm with Carol! It hasn't even been THAT cold here, and I am bundled up in ski hat, gloves and thermal coat to feed the horses their hot water beet pulp. Is it warmer in Brownsville? Do they get hurricanes?

One other thing in that area...thar's bears in them thar woods. And they aren't cudly black bears either! They're big, bad, Grizz!
I think that's why I prefer the Rockies in Utah and Colorado. I'm not worried about being 'et' when I'm riding. I've ridden in Montana, and the scene at the end of Legends of the Fall, kept playing in my mind - and this was BEFORE they made the movie!
I do love Grizzly bears, but don't want to tempt them with my pleasantly plump Pasos. ;-)

In fact, take a quick trip over to the old board and ask Debbie Selhost what they take with them when they ride on their Montana ranch...a BIG 45mm!!!

A 45 MM? Do the bears drive drive tanks there or ride on destroyers? Sounds like a big gun! LOL

Hmmmm, I think you're right. A 155 mm is a BIG gun. So, 45 would be cm?? I guess. So, what is a 45 Mag? (I'm sure Sleeping Beauty could answer this for me, but he turns into Big Bad Bear if I wake him up)

Yeah the bears would worry me a bit. I have had SEVERAL not nice encounters w/big black bears here and I know Griz are more agresive.. I would be carryin a gun too!!
I am plannin to move west, but my eyes are set on an area near Republic WA in the mtns... Just waiting for the job to go thru.. Buying 20acres and building...
I wish I could find my dream property in a warmer area, but in Northern Wa the climate is warmer than the link I posted...

Washington and Oregon are warmed by the Japanese current. That is why the coast gets rain, while everyone east of them get snow.
The mountains there are truely beautiful and it is an incredible area for riding. If you don't go too far west, you don't get all the rain, but still enjoy the warmer weather. We were looking at central Oregon around Bend. Now.....I'm thinking more New Mexico! LOL
